How long is my
property advertised for?
Your property will be advertised on our
website for a maximum of twelve months
- should you need to re-advertise if it
remains unsold then we charge 10% of the
initial registration fee.
How do I value
my property?
The best way is to ask your bank or mortgage
provider to value your property. An alternative
is to look at current prices of properties
similar to yours in the same area which
are being sold by "traditional"
estate agents. Once you have a good idea
what the local agents would charge for
your property deduct about 6% - this is
an average charged by agents across Spain,
although many charge substantially more.
For example: If your neighbours house
similar to yours is being offered via
a local agent for 285,000 Euros then you
could safely expect that they would take
14,250 Euros in comission fees. So you
deduct those fees from your valuation
and offer the property at about 270,000
Euros. Immediately your property becomes
a far more attractive proposition than
your neighbours as it is substantially
cheaper! Even better, you still get the
same as you would via a "traditional"
agent.
Can I alter the
details about my property on your website?
You are welcome to contact us at any time
to change the price or its "For sale"
or "Sold" status without restriction.
We will alter the photographs and or descriptive
text for you once free of charge - should
you require more changes then we charge
a small administration fee of 10 Euros
per edit. Once your property has been
sold, please remember to advise us so
we can mark your property as "Sold"
and stop sending you enquiries.
Do you use "For
Sale" boards?
No we don't. Quite simply we think that
there are far too many around and they
can make an area look abandoned and unloved!
Do you advertise
in the press?
On occasions we will place advertisements
in either the English or Spanish press,
however our web site is the primary means
of advertising. In 2007 our web site received
742,085 visitors who looked at a massive
1,859,803 pages!!*
How do buyers contact
me?
We will include your contact information
on your property listing if you are handling
the entire sale yourself. Alternatively
we can handle enquiries for you and pass
the information on by either sms, email
or telephone.
Will you deal with
buyer enquiries on my behalf?
Of course. Whether you are an absent owner
for whom we are handling the sale, or
if you simply want us to filter enquires
on your behalf.
What happens when
a buyer makes an offer on my property?
If you are handling the sale yourself
then you should arrange with your legal
representative that they accept a deposit.
If we are handling the sale on your behalf
we will request the buyer pays the deposit
to your legal representative.
Do you accept buyer
deposits on my behalf?
No we don't. Sadly over the years many
property agents in Spain have taken substantial
deposits and then disappeared. To ensure
that your money is safe we will always
ask your buyer to pay deposits to your
legal representative.
How do I pay for
your services?
To advertise online you pay us by debit
/ credit card. We use the PayPal card
clearing system (the largest and safest
in the World). The PayPal system ensures
that we NEVER have access to your personal
information and thereby ensure your security.
